O2 was retained in 2013 by the Alberta Trailer Company (ATCO) and Hines to undertake a master plan and phase one development for a 54-acre site in southwest Calgary. The consultant team, led by Gibbs Gage Architects and Picard Chilton Architects, explored multiple development master plans that would intensify the under-utilized, inner-city site, meet identified sustainability and low-impact development targets, and determine the overall character for the development. The resulting master plan is an innovative approach to corporate campus design. The master plan’s foundation builds out a pedestrian network as a spine for a mix of uses: a corporate headquarters for ATCO, additional office space, retail, residential and underground parking. 

As part of the plan, ATCO sought an evocative landscape design that reflected Alberta’s native land forms. O2 responded with native plant communities and sculptural land forms such as drumlins and a whaleback planter. High-quality, contiguous public space is integral to the green network, immersing the development in a park-like setting. Active year-round programming, pedestrian-oriented streetscapes, plazas, site elements and amenities further establish the development’s unique vision. As part of the LEED Gold targeted design, integrated stormwater management achieves the City of Calgary’s strict guidelines. Construction was completed in 2016.
